• Building Setbacks:

We are following the Bahamian Ministry of Public Works guidelines.

These are:
Single Storey - 25' from front of lot, 20' from rear of lot, 8' from sides.
Two Storeys - as above but 10' from sides.
NB Purchasers should consult their Architect to verify before proceeding.

•  P.O.A. Fees:

These are assessed on each lot at between $140 and $150 per month.
The fees are payable as soon as the infrastructure and common areas are substantially complete - December 2005. These are to cover security, common landscaping, pool, tennis courts, play area, street lights, roads etc.
Fees are the same if the lot is built upon or left empty.

•  Design:

One or two storey dwellings, single family only (no condominium or duplex).
No size restrictions.
It is permissible to build over 2 (or more) contiguous lots; however P.O.A. fees are paid on each lot.

•  Vacant Lots:

A lot can be left vacant indefinitely, as long as the P.O.A. fees are paid and the lot is maintained - no garbage, unsightly storage etc.
•  Services: Cable, telephone, mains water and sewerage, electricity (150 amp) will be provided to each lot in underground conduit.
